The Buying Process

Here’s how it works when you buy with me. No surprises.

1. Initial Conversation

We talk about what you’re looking for, what you can spend, and what actually matters — commute, waterfront, golf, whatever. No application. Just a conversation.

2. Get Pre-Approved

Before we look at anything, you’ll want a pre-approval letter. I can connect you with local lenders who know this market, or use your own. Either way, it tells sellers you’re real.

3. Tour Properties

I set up showings based on your criteria. Could be three houses, could be fifteen. I’ll also flag stuff you’d miss — flood zones, HOA rules, construction going up next door.

4. Make an Offer

Found the one? I pull comps, read the market, and help you write an offer that’s competitive without overpaying. Then I handle the back-and-forth through counteroffers.

5. Inspection & Due Diligence

Home inspection, title search, survey, insurance quotes — I coordinate all of it and walk you through whatever comes up. Most surprises are manageable when you catch them early.

6. Close & Get Your Keys

Final walkthrough, sign the paperwork, get the keys. I’ll be there the whole way and available after closing if anything comes up. That’s it — you’re home.
